Introduction

 

Welcome to the consultation website about the redevelopment of The Dun Cow. Here you can find information on the proposed demolition of the former public house and its’ redevelopment to provide 12 modern residential properties.

The proposal is presented by NE Estates Limited, an investor based in Newcastle. They are advised by Broadoak Asset Managment and working with an experienced team based in Newcastle with a track record in the delivery of high quality residential development.

The Dun Cow has been closed since the beginning of the pandemic in 2020, as the owners were unable to run it as a viable business. Having investigated several options, it was decided to explore the redevelopment of the site. This will provide high quality homes, rather than leave the building vacant.

Discussions with the relevant planning authorities have been ongoing for over a year and our original proposals have been revised following constructive feedback.  We hope you find this information useful, and we would like to hear your views about our revised proposals. The Proposal

 

The proposal is to demolish the existing vacant building and to construct 12 No. homes. The development will include 6 No. three-bedroom and 6 No. four-bedroom properties. They are intended to provide ideal homes for young professionals and small families.

All the properties would have a contemporary design that complements the local area. Although the design is modern, the layout reflects a traditional terrace and brick will be used to reflect the character of the area. The design and appearance recognises that the site is in the Conservation Area, and the proposal will return the site to its historical use as terrace housing, as it was before the development of the Dun Cow in the 1930’s. The four-bedroom homes will include an integrated garage that is suitable for a modern car. It has also been agreed that only a restricted number of parking permits would be made available for the development. This reflects the location of the site and the ability to reach various services and facilities by foot or by bicycle. The homes are approximately within 500m of bus stops and close to the Jesmond Metro Station, as well as being within 2km of the city centre. New residents would be able to access retail, education, healthcare, employment and leisure needs without the need of a private car.

Discussions with council officers have allowed this development to evolve over the past year. These discussions have also led to a number of improvements to the proposal, including:

  • Reduction of the size of the proposal from 14 No. to 12 No. homes

  • A restriction on the number of parking permits that might be applied for

  • Contributions from the developer to the council for affordable homes projects

  • Changes to the design of the roofs to ensure minimal disruption to daylight received by neighbouring properties

Each property will have its own internal storage for refuse bins and for bicycles.

Although this proposal is not a major development in planning terms, we believe it is important that local residents are aware of what is happening and are given an opportunity to comment. We have therefore started to consult on the revised proposals with residents, councillors and other stakeholders. 

Information about the revised proposals has been made available on this website.  We will also be sending a letter to nearest residents, distributing a press release and putting posters on notice boards, in shop windows etc.

These are the key dates in the consultation process:

  • The online public consultation process will run from 15 August 2022 until 9 September 2022

  • The deadline for feedback on our revised proposal is 9 September 2022

  • We will then review all feedback and submit an update to our planning application, highlighting the key points.

Any feedback received after the 9 September 2022 will be reviewed and may be shared with the planning authority as an addendum to the planning application and consultation report.
